Welcome to our community. Thank you for choosing Shadow Park Apartments as your new home. In order to reside in our community, we require each applicant and each adult occupant to meet certain rental criteria. Before you fill out the Rental Application, we encourage you to review these requirements to determine whether you are eligible. Shadow Park Apartments and its managing agent, Haven Assets LLC, are equal housing providers; we do not discriminate against any prospective applicant or occupant because of race, color creed, nation origin, sex, familial status or disability. PLEASE ALSO NOTE THAT THESE RENTAL GUIDELINES DO NOT IN ANY WAY CONSTITUTE A REPRESENTATION OR A GUARANTEE THAT ALL RESIDENTS WILL MEET THESE CRITERIA. THESE CRITERIA HAVE BEEN MODIFIED OVER THE YEARS, SOME RESIDENTS HAVE MOVED IN BEOFORE THE CURRENT CRITERIA WERE APPLIED. ADDITIONALLY, THE VERIFICATION METHODS USED TO DETERMINE ELIGIBILITY ARE LIMITED TO THE INFORMATION AVAILABLE THROUGH THE CREDIT REPORTING SERVICES USED TO VERIFY THE INFORMATION.

    1. All applicants over the age of 18 must fill out separate Applications. You must be at least 18 years of age to apply.
    2. An application deposit must be remitted in full to remove an apartment from the market
    3. An acceptable response must be received from Resident Credit Reporting, and/or any other credit reporting service management chooses. There is an application fee for all credit reporting services. This fee is non-refundable and paid in advance.
    4. Income: Income must be 3 times the rental Market Rate of the apartment you are applying for.
    5. No cash is accepted. Deposits, Rents or any other fees must be made in the form of a personal check, money order or cashier’s check.
    6. Any falsified information is grounds for rejection of the application and termination of all rights to occupancy.
    7. Pets: Dogs and Cats require an additional deposit of $125.00 per pet plus a nonrefundable fee of $125.00 per pet plus pet rent $10/$15. Pets may not exceed 30 pounds mature weight and must be a non-aggressive breed. Vet paperwork and picture of pet must be submitted with Pet Addendum for approval. 2 pet limit per apartment. Birds, Fish, and certain small caged animals allowed. No fish tanks over 50 gallons allowed without renter’s insurance. Breed, Weight, and number limitations don’t apply to assistance animals but must be registered.
    8. Occupancy limitations:
      1 Bedroom: 2 Persons plus one occupant up to three years of age.
      2 Bedroom: 4 Persons plus one occupant up to three years of age.
      3 Bedroom: 6 Persons plus one occupant up to three years of age.
      Residents who have a child less than 3 years old at the time of rental application or lease renewal and resident who’s child reached 3 years of age during the lease term may be required at the end of the lease term to: (1) move to another available unit which has more bedrooms, or (2) move out.

    9. A criminal background check will be performed on each applicant over the age of 18 years old. Any convictions related to Violent Crimes or Sex Crimes will be automatically denied. Misdemeanors over 8 years will be on a case by case basis excluding but not limited to; bodily harm, assault, theft, and violent crimes.
    The owner of this community reserves the right, at the owner’s discretion to reject the Rental Application or the Additional Occupancy Application for any other criminal offenses or for a criminal history involving a conviction or deferred adjudication history.
    THIS RENTAL CRITERIA DOES NOT CONSTITITE A GUARANTEE OR REPRESENTATION BY THE APARTMENTS OR THE MANAGEMENT THAT A PERSONS CONVICTED OF OR RECEIVING DEFFERED AJUDICATION FOR THESE CRIMES DO NOT RESIDE IN OUR COMMUNITY. SOME RESIDENTS MAY HAVE APPLIED TO RENT IN OUR COMMUNITY PROIR TO THIS REQUIREMENT BEING PUT INTO PLACE. ADDITIONALLY, OUR ABILTY TO VERIFY WEATHER OR NOT SOMEONE HAS BEEN CONVICTED OF OR RECEIVED DEFFERED ADJUDICATION FOR A CRIME IS SOMEWHAT LIMITED TO THE INFORMATION MADE AVAILABLE TO US BY THE APPLICABLE RESIDENT CREDIT REPORTING SERVICES USED.

    10. Owner reserves the right to alter qualifications and application process guidelines without prior notice. Please feel free to check with the on-site leasing staff for any changes to these guidelines.
    11. Rental History: A rental history check will be processed on all applicants over the age of 18 at the time of application. Applicants may be subjected to a Risk Fee or Denial for any poor rental history. Rental History of: Evictions, Judgement, Broken Lease, and/or any Monies owed to previous landlord debt.

  • Copy of original Valid Driver’s License or State ID

  • Application Fee / Admin Fee / Deposit (if applicable)

  • Social Security Card (Just to verify correct information)

  • Proof of Income (1 Month Paycheck Stubs, Offer Letter, W2, Bank statements)

  • Completed Application
