Resident Selection Criteria

All applicants must be 18 years or older. Each applicant must submit a separate application. An application Fee for all applicants over 18 years of age is $50.00 for an individual and $65 for couple (non-refundable). An Administrative fee of $50.00 is required (non-refundable) and a application deposit ranging from $200-$400 (can be refundable) to apply for an apartment. Criminal background will be processed on all applicants. All applicants are required to have a legal status in the United States. Credit will be processed on all applicants. You are required to have a state issued driver's license, passport or alien card allowing you to be in the United States. We adhere to all guidelines of the Federal Fair Housing Act. We follow the guidelines in prohibiting discrimination in housing for Race, Color, Sex, National Origin, Disability, Familial Status and Sexual Orientation. The following qualification standards will be required from each applicant.

Applicants: All persons who apply must furnish management with copies of the following:

  1. Copy of original valid Driver's License or State ID-UPON APPLICATION PROCESS.
  2. Copy of Social Security Card - we verify the number but do not copy this document.

Note: All fees and documents must be submitted in full before the apartment will be removed from the market.

Employment: All applicants must provide a copy of their most current paycheck stubs (1 months' worth) indicating year to date earning or if self-employed, two years tax statements will be required to verify income. Must have 6 months of verifiable employment.

Income:Income must be 3 times the rental Market Rate of the apartment you are applying for.

Credit History:All applicants will be screened through our third-party screening company. We use the market rent of the apartment to approve our applicants. We do take all factors of Credit, Criminal, Income, and Rental into consideration for the final approval.

Risk Fee:For conditional approvals in addition to your Application Deposit a non-refundable risk fee may be required Risk Fees can range from $150 - $600 depending on Credit, Criminal, Income, and Rental.

Landlord Verification/Evictions: We require two years of verifiable landlord history. Applicants may be denied if there is a poor rental profile of any applicant (rental history reports are obtained). Rental history of:

  1. Eviction (Risk Fee Required or Automatic Denial)
  2. Judgement (Risk Fee Required or Automatic Denial)
  3. Broken leases (Risk Fee Required or Automatic Denial)
  4. Any Monies owed to any previous properties (Risk Fee Required or Automatic Denial)

Criminal Background: Any convictions related to Violent Crimes or Sex Crimes will be automatically denied. Misdemeanors will require Corporate Office Approval and specific misdemeanors such as bodily harm, assault, theft, and violent crimes will also be denied. We will consider charges on a case-by-case basis if not against Bodily Harm, Violent Crimes, Sex Crimes etc.

Number of Occupants: Maximum number of occupants:

  1. One Bedroom- two persons plus one occupant up to three years of age.
  2. Two bedrooms- four persons plus one occupant up to three years of age.
  3. Three bedrooms- six persons plus one occupant up to three years of age.

Attention: Once the underage occupant meets the age requirements then the residents must plan on moving into a larger size apartment if available and/or the lease expires the resident can no longer remain in the apartment that is now over capacity.

Animals:We allow cats, dogs, small birds and fish. No other pets are allowed. Only two pets are allowed. Dogs and Cats must meet the requirements of this community. A fish tank of over 50 gallons or more will require renter's insurance covering the tank and the apartment.

Note: Pet Application must be filled out and returned to the office staff prior to move-in. Also, send a photo of your pet and most recent vet documents to the office.

A pet fee of $400 is required for one pet, $600 for 2 pets plus $15.00 monthly pet rent per pet maximum of 2 pets.

Co-Signer: Applicants who are first time renters or do not have sufficient monthly income, may qualify by having the lease guaranteed by a guarantor. The guarantor must have a gross income at least 4 times the monthly rent and must meet all other qualifying criteria. The Guarantor must complete and sign a lease guaranty agreement. Guarantors may be held responsible for all of the lease obligations, including the entire rent and other costs, such as damage, even if you have roommates. Guarantor is required to have excellent credit in order to qualify as a co-signer. Guarantor must complete an application and must be a relative of person occupying the dwelling.

Denials: It will be the applicant's responsibility to obtain information that we are unable to obtain. If any false information is contained in the application, the application will be denied.

Attention: Any falsification of information on the application or failure to sign a lease within 72 hours of being approved will constitute forfeiture of all fees. If you withdraw your application, you will still forfeit your application fees and administrative fee as this is considered a processing fee regardless of your decision to move into this community.

THIS RENTAL CRITERIA DOES NOT CONSTITUTE A GUARANTEE OR REPRESENTATION BY THE APARTMENTS OR THE MANAGEMENT THAT PERSONS CONVICTED OF OR RECEIVING DEFERRED ADJUDICATION FOR THESE CRIMES DO NOT RESIDE IN OUR COMMUNITY. SOME RESIDENTS MAY HAVE APPLIED TO A RENT IN OUR COMMUNITY PRIOR TO THIS REQUIREMENT BEING PUT IN PLACE. ADDITIONALLY, OUR ABILITY TO VERIFY WHETHER OR NOT SOMEONE HAS BEEN CONVICTED OF OR RECEIVED DEFERRED ADJUDICATION FOR A CRIME IS SOMEWHAT LIMITED TO THE INFORMATION MADE AVAILABLE TO US BY THE APPLICABLE RESIDENT CREDIT REPORTING SERVICES USED.
